Zona Rosa Update

Just a quick Zona Rosa update as I was out there yesterday afternoon.

  • The Ted's Montana Grill is officially closed. I believe that ZR said they had another tenant that had verbally committed to the space, we'll see how long this takes to transpire.
  • It appears as if a clock tower, or large sign is being built in front of Staples. It looks to be 30 - 40 feet tall and is rectangular in shape
  • Dress Barn has moved across the highway to Tiffany Springs Market Center

Chick-Fil-A in Liberty!


I was out running errands and finally saw a coming soon sign on the new construction on the NW corner of 152 and Conistor (right in front of Lowes). The small restaurant space is going to be a Chick-Fil-A! I know that permits had been filed for a Chick-Fil-A right outside of Zona Rosa a couple of years ago but work never started on that project. They also completed a small retail strip (similar to the one across the street with Planet Sub, Vintage Stock etc). I did not see any signage on that strip as of yet.

As I was driving and only had my cell phone camera, I've attached a low quality picture. It looks like the slab is poured. As they start vertical construction, I'll have more pictures.

It also looks like the CVS across the street is almost ready to go, signage has been placed and most of the exterior work appears complete.

Liberty Area Developments

Its been awhile since I've posted but I intend to pick up the pace a little bit.  First a couple of new businesses that are coming up off of 291 & I-35 in Liberty.

Walgreen's - Structural work appears to be complete, it looks like interior finish and stocking the shelves are the remaining punch list items.  I'd anticipate an opening by the end of March

Price Chopper - Structural work appears to be complete, signage, interior finish and stocking look to remain.  My guess would be an opening in April.  Apparently the existing Liberty store will remain open.

New Construction in Tiffany Springs MarketCenter

Does anyone know what is going up on the far east end of Tiffany Springs MarketCenter?  There is a long structure going up just east of Home Depot.  It looks like it has a large freezer and another smaller one.  It could be a strip site with a couple of small restaurants I assume.

EDIT:  It looks like it will be a Golden Corral.  How Exciting.

Zona Rosa Phase II Update

Went up to ZR last Thursday to catch a comedy show at the Improv.  We got up there a bit early so we checked out Dillards and the Phase II developments.  The Dillards is nice, upscale, and well, a Dillards.  The whole Phase II area seems to be a step up aesthetically from phase I.
I saw the following businesses open, or about to open:

  • Dillards (open)
  • Coldwater Creek (open)
  • Gymboree (not open)
  • Chicos (not open)
  • An unidentified clothing store (not open)

I also saw signs stating that Select Comfort, Red Robin and Citizens Bank were coming soon..



Shoal Creek Plaza Update

As most readers know, Circuit City has pulled out of the Kansas City market.  Currently, their less than one year old location in Shoal Creek Plaza is having a going out of business sale.  If you want to buy over priced electronics for 20% off then thats the place for you.  I'm curious as to how long that building will sit empty.  It would make a great location for a bookstore or a speciality grocery store (whole foods).

Also, NY Fresh Deli has closed, it looks like the concept didnt work at Zona Rosa and it didnt work in Shoal Creek.  I think that once the economy turns around and they open the road connecting Shoal Creek Plaza with Shoal Creek Parkway, this center will take off.

Mavi in Liberty closed

Going to Chipotle this evening, I noticed that the Mavi Italian restaurant in Shoal Creek is now closed.  There was black plastic on the windows and a hand written "Closed" sign.  There were no other notices and the phone went unanswered when I called.  I thought it was a great concept but there is a lot of competition in the 152 corridor that probably did not help with their success.

Zona Rosa Update

Did some searching on KIVA this morning and found the following permits for Zona Rosa

  • Chicos Kiva
  • Coldwater Creek Kiva
  • Noodles & Co (I think this is going in the former Rib Crib location) Kiva
  • Chick-Fil-A (on Barry Rd near ZR) Kiva
So here are at least two tenants moving over to Zona Rosa from Boardwalk.  I hope that this isn't a trend with this second phase of Zona Rosa.  It is a good thing to see two restaurants that are new to the northland locating to Zona Rosa.  Hopefully it will also spur new retail to the area as well.

Best Buy in Tiffany Springs MarketCenter Opens June 20

Saw in the Star this weekend that the Best Buy in Tiffany Springs MarketCenter is opening on June 20.  I do not yet know if the Best Buy by Metro North Mall is closing....

Old Navy in Zona Rosa Opening Soon

Took a drive through Zona Rosa this morning and other than noticing that Rib Crib has closed, I saw clothes being loaded into Old Navy. The store looks like its ready to go, I'd think it will be open in two weeks.

New York NY Fresh Deli in Shoal Creek Plaza

A New York NY Fresh Deli is opening soon in Shoal Creek Plaza, right next to Massage Heights. I wonder if its owned by the same franchisee as the failed franchise in Zona Rosa. This leaves only one open spot in Phase I of this development.

Another Zona Rosa Update

Took a trip up to Zona Rosa last weekend. A couple of updates.

  • It appears that ground work has begun on the Old Navy (between O'dowds and the new massage place)
  • GNC (next to Forever 21) is open
  • In the former food court there are signs stating to watch the area for something new in the near future

Carrington Place Vertical Construction

Was out this weekend and noticed that vertical construction has begun on the Carrington Place Apartments (Flintlock and 152). According to KIVA, the complex will have about 270 units. This along with the new apartments off of Barry Rd near Metro North Mall should provide housing during this real estate cool down. It will be interesting to see how quickly this fills up. Hampton Inn Across From Worlds of Fun


Construction has begun on a Hampton Inn on Corrington (across 435 from Worlds of Fun). There isnt a sign at the site but looking on KIVANet, you can find a Hampton Inn at 4233 N Corrington Ave. It looks like your typical interior corridor Hampton Inn. It will be nice for visitors to Worlds of Fun, the casinos and area businesses to have yet another option.

Tuscany Hills Town homes

It looks like construction has begun on the Tuscany Town homes project at 435 and 291. Vertical construction is in progress on 2 of the buildings. According to the filing with the city, the project will have 4 and 5 unit buildings for a total of 255 multifamily units.

Buffalo Wild Wings at Shoal Creek


As most of you know, the new Buffalo Wild Wings is now open at Shoal Creek. Its a great game watching atmosphere with several TVs and projectors strewn across the restaurant. At the booths they have interactive games on touch screens (for a charge). They also have the quiz games on the televisions that ask trivia questions etc.

The food is great, they have 14 different flavors of wing sauce (Mild to Blazin) and they have several specials. There is a full bar and they have happy hour from 4-7 and 10- close on weekdays.

Daily Specials:
  • 40 cent wings on Tuesdays
  • 50 cent legs on Wednesdays (best deal)
  • 50 cent boneless wings on Thursdays
  • 40 cent wings every day after 10pm

ESPN2HD on Time Warner Cable



I dont know if this has been announced but I noticed that I now have ESPN2HD on Time Warner Cable Kansas City. I'm sure I speak for many when I say, "It's about time!"

Skybus Receives FAA Certification

Skybus has received their FAA certification today. They will start service from KCI to Columbus on May 22 with 1 flight a day. They are a new low cost carrier that is modeled after Ryan Air in Europe. The thought here is to charge low fares (there is a $10 each way promo) and make money from food, travel insurance and other add-ons. I have a trip scheduled this summer and will definitely blog on my experience.

New Liberty High School Plans

According to the Star, plans have been published on the new Liberty High School. They expect for the school to open for the 2010 - 2011 school year and will be built in 2 phases. About 600 students should be in the building for that first school year.

With the apparent overcrowding that is taking place in the Liberty school district right now, this new school cant come soon enough!. Hopefully it wont already be overcrowded when it opens with the New Town development and the continued growth of the 291 corridor.

Old Navy In Zona Rosa

According to the Kansas City Star, Old Navy will be relocating to Zona Rosa. It looks like they are going into the empty field between B&N, Dicks and Bo Lings. My assumption is that they will be relocating from Barrywoods Crossing over to Zona Rosa. Hopefully they can get something to fill that spot as quickly as they filled Barnes and Noble's spot.

I hope that phase 2 of Zona Rosa brings more new to the northland or maybe even new to the Kansas City metro tenants instead of many relocations. If this trend continues the Barry Rd corridor from Metro North Mall on to Zona Rosa will have many vacancies.
